DEC vs EPC: What's the Difference?

While both certificates rate building energy performance, they measure different things:

EPC (Energy Performance Certificate) rates a building's theoretical energy efficiency based on its construction, insulation, heating systems etc. It shows how efficient the building could be.

DEC (Display Energy Certificate) rates a building's actual operational energy use based on real meter readings. It shows how efficiently the building is actually being used.

A building might have a good EPC but a poor DEC if it's being used inefficiently, or vice versa if occupants are very energy-conscious.

Compliance Requirements

Buildings over 1,000m²: DEC required annually. Advisory Report every 7 years.

Buildings 250-1,000m²: DEC valid for 10 years. Advisory Report every 7 years.

Penalties: Failure to display a valid DEC can result in fines of up to £1,000 depending on building size.

Does my building need a DEC?

Where must the DEC be displayed?

The DEC must be displayed in a prominent place clearly visible to the public. Typically this means at the main entrance, reception area, or other location where visitors will easily see it. The certificate should be displayed in a way that allows people to read its contents.
