Commercial EPC Requirements

Commercial EPCs are legally required whenever a non-domestic property is built, sold, or let. The certificate rates your building's energy efficiency from A (most efficient) to G (least efficient).

Since April 2018, the Minimum Energy Efficiency Standards (MEES) require all commercially let properties to have a minimum E rating. Properties rated F or G cannot legally be let to new or existing tenants.

  • Required for all sales and lettings of commercial property

  • Valid for 10 years from date of issue
  • Must be available to prospective buyers/tenants
  • Fines of up to £150,000 for non-compliance

MEES Compliance Warning

From April 2023, MEES regulations apply to ALL commercial tenancies, not just new lettings. If your property is rated F or G, you may be breaking the law.

Penalties range from £5,000 to £150,000 depending on the rateable value and duration of non-compliance. Contact us for a compliance review.

Display Energy Certificates (DECs)

DECs are required for public buildings over 250m² that are occupied by public authorities and frequently visited by the public. Unlike EPCs, DECs show the actual energy usage of a building based on meter readings.

DECs must be displayed prominently in the building and renewed annually. We provide complete DEC services including advisory reports with improvement recommendations.

Buildings 250-1000m²

DEC valid for 10 years, advisory report valid for 7 years

Buildings over 1000m²

DEC must be renewed annually, advisory report valid 7 years
